Side-Return Extensions


s Side return kitchen extensions enable a re-use of space that is often wasted to the side of the kitchen, at the rear of a terraced house. A major benefit of a side return extension is the valuable extra width gained for the kitchen; however this form of extension can also dramatically change the feel of the space when it features a glazed roof running the length of the kitchen. Such a glazed strip brings natural light deep into the heart of the space.
s It is also helpful to note that up to 40% more natural light enters a room from a roof light than from an equivalent sized window in a vertical wall: this illustrates the ability of a side extension to dramatically improve a dark space.
s For the ultimate effect, your side return extension roof can be fully glazed and supported by either structural glass, timber or steel beams. A more cost effective solution would be to consider the use of velux rooflights at regular intervals as part of a more traditional roof construction.

s As side return extensions normally add a modest amount of additional volume to the house they can be often be carried out within permitted development. This means they often do not require full planning consent, allowing a faster design and approval process, with a further saving in fees payable to the local authority. Side return extensions will however almost always require a party wall notice to be served upon your neighbour due to work occurring on, or in close proximity to the party wall. Hello all,

A side return extension is usually used to create extra space in existing rooms or to re-arrange your interior floor plan to create extra space that could include bedrooms, bathrooms or living space. Side return extensions can also be combined with rear extensions to form a wrap-around extension. Thanks!
